Seychelles investments: Eden Island offers immaculate properties
Purchasing a holiday home is generally considered a lifestyle choice, but why not make it an investment choice too? In fact, property is the second-best-performing asset class after shares and is an important aspect of many successful investment portfolios.
Due to its idyllic setting, Seychelles is a popular country among foreign investors seeking to purchase property; granted, this real estate is often chosen for leisure rather than financial reasons. However, Eden Island real estate offers a unique opportunity for potential homeowners. One can own property in Seychelles to experience the exotic locale of the archipelago, as well as enjoy the short-term and long-term financial returns offered by this type of investment property.
Although Eden Island isn’t a resort, many travellers think of the development as a luxury holiday destination. This is largely due to its impeccable architecture, restful atmosphere, and superb leisure and marina facilities. In truth, the island is a real estate project offering properties with great potential for both capital growth and rental returns.
Eden Island has experienced considerable interest since breaking ground in 2005. Over two thirds of the available property has already been sold. Contact Eden Island today to secure luxury real estate in Seychelles.
Investment property information
There is a variety of properties available from Eden Island, including apartments, maisons and villas. These range in price from US$375 000 for one-bedroom apartments to US$3 800 000 for six-bedroom villas.
While all of the above units are sold as individual freehold title properties, apartment ownership is also governed by the Condominium Property Act of the Seychelles. Foreign purchasers are required to receive sanction from the government before buying property. “However, this is a relatively simple process” says Craig Heeger (Chairman of the Board of Eden Island Development Company).
Ownership of Eden Island real estate can be purchased in:
· the individual investor’s name
· the name of a Seychelles-registered company
· the name of a foreign company
· the form of a partnership or joint ownership agreement
Because all of our investment property is sold as freehold title, homeowners – and up to six family members – qualify for residency rights on a five-year renewable basis. Another convenient benefit of purchasing property on Eden Island is the automatic membership to the Village Management Association (VMA). This collective makes certain that the security, maintenance and amenities related to estate living are well taken care of. This is especially true when homeowners are unable to oversee the caretaking of their properties in person. This ensures that the development and private plots continue to grow in value rather than fall into disrepair.
Homeowners also have the option of renting out their properties when not in use and reaping the associated returns. This is facilitated by a rental pool that was put in place for both short-term and long-term leasing. The subsequent revenue is subject to tax (12% for short-term rentals and 15% for long-term rentals), which is payable to the Seychellois authorities. However, Craig Heeger advises that net short-term yields – on 50% occupancy – provide an annual return of approximately 8% and net long-term yields can bring in 4% a year quite comfortably.
